Getting ready for your viewings: A few helpful tips.
Viewings are an essential element of selling your property. Your agent may be hosting the viewings for you, but if you are conducting them yourself, I wanted to share some valuable tips on hosting the perfect viewing to help make your viewers feel right at home and maximise your chances of getting that all-important offer.
Buyers love hearing about the little things that make a house a home, like how the sun hits the garden in the evening or which local cafe does the best coffee. Use the viewing appointment to sell the lifestyle that your home can offer.
Here are a few ways to ensure your viewings go smoothly:
- Set the Scene: About 15 minutes before the viewer arrives, give the house a quick "once-over." Make sure the temperature is comfortable, curtains and blinds are open, lights and lamps are turned on, and internal doors are open to create a flow, and any pets are safely out of the way.
- The "Welcome" Factor: A friendly, relaxed greeting at the front door immediately sets a positive tone. Let them know you're happy to show them around or let them wander at their own pace, whichever they prefer.
- Highlight the Lifestyle: Mention the things that aren't obvious in a photo. Talk about the friendly neighbours, the quietness of the street at night, or how well the kitchen works for entertaining.
- Keep it Objective: It's natural to be proud of your home, but try to give the viewers space to imagine their own furniture and life in the rooms. Avoid following too closely; perhaps let them explore the upstairs or the garden on their own for a moment.
- Answering Questions: If a buyer asks something you aren't sure about (like specific boundary details or technical questions), it is perfectly fine to say, "I'm not 100% sure on that, but I'll find out and pass it on to the agents for you."
- Leave the "Business" to Us: If the viewer starts talking about offers or price, politely guide them back to your agent. You can say, "I'm glad you're interested! Please give the team at Roocrofts a call to discuss any offers, as they are handling all the negotiations for me."
Your estate agent should follow up the next day to gather feedback. Make sure they ask viewers for their opinion on the price and whether they would like to make an offer. Sometimes, simply asking these questions can determine whether the viewer is interested.
